Pricing and booking

How much does house washing cost in Dallas?+

Most Dallas homes land between $449 and $899 for a full soft wash, depending on bedrooms, story count and add ons. Our pricing is fixed and online. Type your address, answer a few questions, see the exact number. No estimator visit, no phone tag.

Is the price really fixed, or will it change on the day?+

It is fixed. The number you see at checkout is the total. We do not invent fuel fees, call out fees, water fees, or surprise add ons in your driveway. If we quote $549, you pay $549.

How fast can you book me in?+

Most jobs are scheduled within 3 to 5 business days. Same week slots open up most weeks. Pick a date at checkout, we confirm within the hour.

Do I need to pay up front?+

No. You can book now and pay after the job is complete. Card on file holds your spot. We charge it once you sign off on the work.

Can I cancel or reschedule?+

Yes. Free up to 24 hours before service. Inside 24 hours we ask for a $50 rebooking fee to cover the crew's day. Life happens, just tell us.

Do you offer discounts for bundles?+

Yes, automatically. The pricing engine drops the price the moment you add a second service. Most customers save $40 to $150 by bundling house wash with gutters, roof or driveway in one visit.

How the work gets done

Do you use pressure washing or soft washing?+

Both, depending on the surface. Driveways and concrete get pressure washing with a commercial surface cleaner. Siding, roofs, painted surfaces and soft materials get soft washing. Using the wrong method on the wrong surface is how houses get wrecked. We do not mix them up.

Will soft washing damage my paint or siding?+

No. Soft washing uses low pressure plus a professional detergent. The chemistry does the work. The water just rinses. This is the method recommended by every major siding and shingle manufacturer in the US.

Will pressure washing damage my roof?+

Yes, and that is why we never do it. High pressure on shingles strips granules, voids your warranty, and shortens roof life by a decade. Our roof process is exclusively low pressure soft wash.

Do you use harsh chemicals? Will it hurt my plants or my dog?+

We use biodegradable, plant safe detergents. We pre wet the landscaping before we start and rinse it down after. Pets are fine, kids are fine, vegetable beds are fine. Just bring the dog inside while we are spraying so they do not get spooked.

What about water usage? Texas is in a drought.+

A soft wash uses about 60% less water than a traditional pressure wash and our surface cleaners on concrete use about 30% less than a hand wand. We bring our own supply tanks when needed. We are not draining your meter.

Do you clean black streaks off roofs?+

Yes. Those black streaks are a bacteria called gloeocapsa magma feeding on the limestone in your shingles. Our soft wash kills it at the spore. Streaks are gone after the next rain and stay gone for 2 to 4 years.

Can you get oil stains off my driveway?+

Light oil and tire marks come off with the standard wash. Deep set oil and paint overspray need a pre treatment. We will tell you up front before we start and quote the add on, no surprises.

On the day

Do I need to be home?+

No. As long as we have access to your spigots and any side gates are unlocked, we can complete the work and send you before and after photos. Most repeat customers are at work when we show up.

What do I need to do before you arrive?+

Move cars off the driveway. Close your windows. Unlock side gates. Bring pets inside. Move outdoor furniture cushions if it is windy. That is it.

How long will it take?+

Single story whole house wash is 90 minutes to 2 hours. Add roof, gutters or driveway and budget 3 to 5 hours total. We text you a 30 minute heads up before arrival.

What if it rains?+

Light rain is fine. Heavy rain or lightning, we reschedule at no charge. We text you the night before if weather looks bad.

Will my house smell like chemicals?+

No. We use low odor detergents and rinse thoroughly. By the time we leave the only thing you smell is the wet pavement smell after a summer shower.

Trust and guarantees

Are you licensed and insured?+

Yes. $2M general liability and worker's comp on every tech. We carry the certificate digitally and can text it to you on request.

What is your satisfaction guarantee?+

If you walk the property after we are done and any area is not perfect, we come back and re do it free. No paperwork, no arguments. We do not get paid to leave a job you are unhappy with.

What if you damage something?+

We own it. Period. Document it, send us photos, we make it right through insurance or out of pocket. We have been in business too long to play games on this.

Do you work with property managers and HOAs?+

Yes. We bundle multi unit pricing for property managers, send digital invoices, and can be added to your approved vendor list. Email us and we will sort it.

Are your techs background checked?+

Yes. Every tech who steps onto your property has passed a background check and is W2, not a fly by night day labor crew.

Service area and specifics

What areas do you service?+

All of the Dallas, Fort Worth Metroplex. Highland Park, Lakewood, Plano, Frisco, McKinney, Allen, Las Colinas, Southlake, Mansfield, Oak Cliff, Uptown, Cedar Hill, Garland, Richardson and every neighborhood in between.

Do you clean apartment buildings or commercial properties?+

Yes. We do commercial soft wash, parking garage washing, drive thru cleaning, dumpster pad cleaning and storefront windows. Email hello@housewashingdallas.com for a same day commercial quote.

How often should I get my house washed in Dallas?+

Once a year is the standard. The Texas sun, pollen and pollution build up fast. Homes under heavy tree cover or with shaded north facing walls should go every 9 months to stay ahead of algae.

How often should I get my gutters cleaned?+

Twice a year. Late fall after the oaks and pecans drop, and again in spring after wind storms. Homes with heavy tree cover should go three times.

How often should I get my roof soft washed?+

Every 2 to 4 years. The treatment keeps killing growth long after we leave, so you are buying years of clean, not just a one day result.
