What DFW soiling actually looks like
Dallas panels accumulate a specific layering problem. Fine caliche clay road dust bonds to the glass during dry spells, spring oak and cedar pollen adds a sticky film that holds everything else in place, and bird waste from starling and grackle roosts bakes into concentrated acidic spots under the Texas sun. Properties near active construction corridors in Frisco, McKinney and Far North Dallas add silica heavy grit. When wildfire smoke drifts in from West Texas or New Mexico in late summer, a carbon particle film settles across entire arrays. Each layer compounds the last.
Your monitoring app already told you there was a problem
Enphase Enlighten and SolarEdge log inverter level production hourly. If you have pulled a year over year comparison on a clear sky day and seen a 10 to 20 percent gap that your utility bill confirms, soiling is the most likely culprit short of a shading change or inverter fault. NREL and independent field studies measure 5 to 25 percent production loss from soiling in high dust climates, and DFW qualifies. Most customers see same day output recovery on their Enlighten dashboard.
Why soap voids most tier-1 panel warranties
SunPower, LG, REC and most other tier-1 manufacturers explicitly state that cleaning agents, detergents and abrasive materials void coverage. The concern is twofold, surfactant residue alters the anti reflective coating on tempered glass over repeated applications, and improper rinsing leaves a thin film that paradoxically attracts more particulate. Deionized water, stripped to near zero total dissolved solids, leaves no residue, no spotting and no coating interaction. The only medium the manufacturers approve, the only medium we use.
The tool that makes ground level cleaning possible
A soft carbon fiber bristle brush on an extending water fed pole lets us clean from the roof surface or from a ladder at eave level without stepping onto the panels themselves. Walking on solar panels, even with shoe covers, introduces microcrack risk to the photovoltaic cells. Microcracks do not show up immediately, they degrade over time and create hot spot failures that monitoring apps eventually flag but that are expensive to diagnose. We stay off the glass.
Free visual inspection while we're up there
Every visit includes a no charge visual inspection covering: cracked or delaminated glass, hot spot burn discoloration on the backsheet, junction box corrosion or drip staining that suggests a seal failure, shading creep from tree growth or new structures that has cut into previously clean roof sections, and racking hardware that has shifted or corroded. We document what we find with photos and report it directly. We do not perform electrical repairs, but we can tell you what to hand your installer.
How often DFW panels actually need cleaning
For most Dallas residential installations with moderate tree cover and no adjacent construction, annual cleaning aligns with pollen season clearing in late spring and handles the full year. Properties within a half mile of active construction, near agricultural fields in Collin or Denton County, or in high bird roost pressure areas (grackle corridors along major creek drainages are a specific DFW problem) warrant semi-annual service. The monitoring data makes this an objective decision, not a guess.
Bundle with roof cleaning for better economics
Our crews are already on the roof. A soft wash roof cleaning on the same visit removes the algae, lichen and organic debris that sheds onto panel surfaces between cleanings and contributes to gutter blockage. Bundling reduces mobilization overhead and means the panel surface stays cleaner longer because the source material above has been addressed. Practical argument, not a sales pitch.
